Buying off plan is often the easiest way to get a head start in the property market. You have the opportunity to secure the property at today's prices. By the time the development is complete there has often been a rise in value. We seek to bring you offers of residential property in markets that we feel represent a good investment either through current high yields or expected capital growth over the coming years.
A well researched and chosen off plan property can rise in value for a number of reasons.
If the market as a whole is rising during the build period then you will benefit and especially if you have only put down a small deposit.
Completed developments are also often more desirable upon completion when the grounds have been landscaped and the transformation is complete from a building site to a vibrant new community.
We research our off plan offerings to ensure they meet a number of criteria:
- security of investment - the developer will have a healthy financial history and a track record of delivering quality builds. The developers we work with are typically national homebuilders with many years experience and many completed builds under their belt. We work with them as their status allows them to offer favourable purchase terms to their clients -the banks trust them and allow them to build on a small deposit from you.
- favourable purchase terms - we seek to obtain 10% deposit and 90% on completion where possible. This further secures your investment as it means you are minimally exposed and yet you are benefitting by gaining any capital appreciation on the full 100%. This arrangement means you put down your deposit now and dont have to worry about any more payments until the builder is ready to hand over the keys.
- finance available - most investors seek to gear their investment as highly as possible. We source lenders who will lend between 70-100% of your purchase. The lenders will often also finance the fit out of the apartment which lessens your capital outlay.
- an exit strategy in mind - the day you buy you should be thinking about the day you want to sell. The developments we offer will have local demand so that you aren't dependent upon another investor buying your property. If you buy a good property in a good location there will always be someone who wants to buy it off you in the future. It is a false economy to buy a property just because it is cheap - you need to consider all the factors.
Residential Resale
Resales of previously owned property have their own advantages.
You know exactly what the property looks like, how big it feels and what - if any - work needs to be done to make it acceptable for you.
Usually the deal can be completed within 6 - 8 weeks and then the property is yours to do with as you will.
As every resale is unique it is important to be more diligent in terms of having surveys and searches completed on the property.
